The design framework for Salthamn was created by architect Martina Eriksson.
In recent years, Martina has received the Region Gotland Architecture Award and has been nominated for both the 2024 Swedish Wood Award (Träpriset) and the 2025 Kasper Salin Award. Her work has laid the foundation for the architectural harmony that defines Salthamn.
The detailed planning work for Salthamn has been ongoing for over ten years, resulting in a limited number of carefully selected plots – all with sea views. The plan was developed in close collaboration with several architects and includes a design framework that ensures architectural coherence and a harmonious living environment for the future. Each plot has been thoughtfully positioned in the landscape based on studies of sun, wind, and views, to make the most of the site’s natural conditions. No two plots are alike – each has its own character and unique view of the sea.
An essential part of the planning has been to create a balance between construction and nature. The detailed plan allows for generous building rights on relatively small plots, combined with a jointly owned forest area. Through this shared ownership, every plot owner becomes a co-owner of the forest, which is managed collectively according to a dedicated stewardship plan. The aim is to preserve and enhance the area’s rich natural values and biodiversity – including the orchids that thrive in Salthamn’s unique environment.

The aesthetic guidelines in the detailed plan serve as a reassurance for you as a buyer – and as a guarantee that the area will maintain a cohesive, architecturally considered character.
At the same time, the plan offers great possibilities for personal freedom. You are free to choose your own architect or builder and to tailor your home entirely to your own wishes and needs.
The design principles are intended to create a harmonious whole – not to limit creativity.
One of the guidelines encourages more dynamic architecture by dividing the building into interconnected volumes with varying angles and heights. This might mean breaking the structure at a corner, introducing differences in level, or allowing the volumes to follow the natural contours of the terrain.
This division allows the house to blend more naturally into the landscape while creating more spaces to live in – both indoors and outdoors.
The architecture takes the local climate into account by making use of areas that are warm, sheltered, or calm. The result is a building that feels larger, more varied, and can be enjoyed for a longer season than a traditional villa.
Property size: 800 sqm
The plots are generally smaller, as each owner also shares ownership of the entire Salthamn forest. No plots border directly on one another, which makes them feel more spacious.
Building footprint (BYA): There is no specific limitation – meaning you can build as many outdoor structures as you wish, such as carports, lounge areas, outdoor kitchens, baths, pools, or showers. This allows the home to feel significantly larger while remaining more cost-efficient to build and heat.
Building rights for plots 1–13:
Main building: Up to 210 sqm gross floor area (including extensions permitted without building permit)
Detached buildings: Up to 45 sqm GFA
Total possible gross floor area: 255 sqm
Plots 14–19: Building rights up to 275 sqm GFA
Gross floor area (GFA) includes all enclosed volumes with four walls and a roof.
Main building: 5 m ridge height for single-storey houses; 7.5 m ridge height for two-storey houses (8.5 m for plots 8–10).
Complementary buildings: 4.6 m ridge height.
Roof pitch: 2–15°, designed as mono-pitched roofs. It is recommended to use materials that blend naturally into the landscape – such as stone, green roofs, metal, or wood. (For plots 14–19: 3–40°.)
To create a beautiful architectural expression, it is encouraged to mix different materials. In the forest area, wood takes center stage, while on the plateau, stone dominates.
At least half of the house should be designed in wood – for example, black, brown, charred, or heat-treated wood, iron vitriol, oil-treated wood, or sipo. The remaining part may be finished in natural-colored plaster, stone, or concrete.
On the plateau, at least half of the house should be made of stone, plaster, or concrete – with the rest in wood, if desired.

Salthamn has its own desalination plant that produces drinking water directly from the sea, as well as its own wastewater treatment facility. Both are operated by the non-profit company Salthamn Vatten och Avlopp AB (svb), run in the same way as Region Gotland’s public water and sewage services.
Salthamn is equipped with modern infrastructure for both electricity and high-speed fiber internet. Connections are prepared for each plot, making it easy to set up your home with reliable power and fast communication from day one.
